New Homes

One of the biggest investments a person will make in their life is their own home. Whether as a single, couple or family you don’t want to get it wrong.

So, why not investigate building your own home and make it perfect from the start. Ben Built Homes can help make your dreams a reality by personally looking after your needs from the very first moment.

Our team knows how big an undertaking it is to build a whole house, so let us use our knowledge and expertise to make it possible and manageable. From the very first moment when our builder personally sits down with you to start the process, we are as invested in your home as you are.

Planning is vital for the success of any project, especially when it is as complex as a whole house build.

These are the steps that we plan to follow for your project, keeping you involved every step of the way:

Step 1: Initial Free Quote
We offer a no obligation, free quote with Ben on your project so that you can learn more about your building options and we can learn about your needs. This free Quote can be scheduled in your home or on your land so that we can inspect the areas you are looking to build. This allows us to work with you to develop a custom plan.

Step 2: Detailed Quote
Quoting is really a pre-planning phase where we take your design ideas, needs and expectations and turn it into a plan of action.

This process can be complex and time consuming depending on the size and or complexity of the project. Although your home project may be similar to one of the projects we have completed in the past, it may also require some unique thinking or planning before we provide you with a Quote.

We will then send you a detailed description of your project including a price based on the specifications you have given us in the form of a quote or estimation if draftsman or architectural drawings are not yet available. You can then make a decision on your budget expectations and this will allow you to come back to us if you would like to expand your project, or speak to us about reducing expenses in one or more areas of the project.

Please contact us if you need more information about how your quote is progressing, we are happy to help.

Bathrooms

The bathroom is one of the most commonly renovated rooms in a home. Like the kitchen, the bathroom gets everyday wear and tear with multiple family members in and out each day. Bathrooms and kitchen set the style of a home so a bathroom renovation is often in order after a number of years.

The scope of a bathroom renovation depends on your lifestyle, desired finishes, and of course, your budget. Ben is full of ideas to help you get the bathroom you want or he is also happy to go with the design you may want and work with each other on the plan.

The bathroom is the place in your home you prepare for the day as well as wind down and relax in the evening. We’ve come a long way since the outhouse in the backyard and the tin bath in front of the fire; the bathroom is now a sanctuary and a place to grab some of that scarce downtime. A steamy shower or a long, hot bubble bath were once unimaginable luxuries but around the world people are designing and building their bathrooms as stylish oases.

A bathroom renovation is often a necessity. As with kitchens and laundries, water ingress can be a real problem in an older bathroom and is the major cause of problems. Grout and sealant get old and leak, causing timber to swell and tiles to lift. Moisture can make its way into cabinetry and then it’s all downhill from there.

Other times, a bathroom renovation is an opportunity to add comfort and luxury to your daily life. A functional and stylish bathroom makes a tangible impact on your lifestyle and peace of mind. Consideration put into the layout, lighting and finishes of your bathroom renovation will pay dividends for years to come—in addition, bathroom renovations tend to provide a strong return on investment when it comes time to sell. There are so many choices to be made when it comes to tiles, tapware, shower screens, vanities, and so on, for your new bathroom. Browse our photo gallery for inspiration.

Decks

Decks and Outdoor Spaces

Bringing the outdoors in and optimising the flow of a home toward outdoor spaces is highly desirable for many homeowners. For this reason, deck construction and the creation of outdoor entertaining areas are popular renovation projects.

There’s something special about being able to relax and recharge in your own home while soaking up the sun, enjoying the breeze, and taking in the view that means outdoor living will remain an intrinsic part of the modern lifestyle. From creating a space to share a meal with friends to building a tricked-out entertainment zone with built-in gourmet kitchen, all-weather roofing, sound system, and a pool, there’s an outdoor area to suit all lifestyles and budgets.

A functional, stylish outdoor space will serve your family and friends for years to come and is consistently on home buyers’ hotlists. Along with kitchen and bathroom, renovation of an outdoor entertainment zone is a sure-fire way to add value to your home. Creating a brand new deck or renovating an existing area to increase functionality and comfort are excellent ways to improve your lifestyle as well as ensure return on investment when it comes time to sell your home.

Here are three primary elements for a functional, welcoming outdoor space.

1. A Deck
This is one of the most simple and effective ways to achieve the desirable indoor-outdoor flow. A well-built deck or patio provides a transition zone to the outdoors that encourages family members to sprawl outside and welcomes guests to a beautiful entertainment venue. Modern decks are now the home of comfortable lounge furniture, generous dining tables, entertainment such as pool or table tennis, BBQs, or bespoke outdoor kitchens. Likewise, deck construction has evolved with a fantastic range of softwood, hardwood and modular wood which provide strong and durable structures. Architects and designers are pushing the boundaries with decks becoming one of the major design features of a home. In addition to the beautiful aesthetic appeal of a deck, your home and family will benefit from the ability to throw open the doors to the fresh air and spend some quality time outside.

2. Outdoor Shelters or Flyover Roofs
The natural progression from a deck is some form of shelter for the provision of shade and protection from the elements. The simplest of these is a shade sail which can be stretched across the space for shade—these are fantastic used in a pool area but offer no protection from rain in your outdoor entertaining space. The next step up is a roofing system of some kind, whether it be steel or tile, to match your current roof type. This provides much better protection from the elements and gives your outdoor space a sense of permanence, as it can be used in all weather conditions and soft furnishings can be left in place. The underside of the roof area can be clad, giving a real feel of elegance to the outdoor entertaining area, particularly with the addition of a large fan, stylish lighting and in-built sound system. Last but not least is an adjustable roofing system which offers the best of both worlds—open it up to allow sunlight in and close it in poor weather to provide protection against the rain. These can be more expensive than a conventional roof so your decision comes down to how you plan to use your outdoor space.

3. Outdoor Kitchens
These remain on trend and can add significant value to a home. Having a kitchen in your outdoor entertainment area will revolutionise the way you can use the space. A BBQ is great but modern design has raised the bar with outdoor kitchens and dining spaces which make style statements of their own. There is no need to cart everything outside and back again when you have an integrated BBQ as well as storage, preparation space, bar fridge and sink. An impromptu gathering or a large party is stress free with a practical and welcoming outdoor space designed around your lifestyle.
